The Living Room: Trading Heavy Shadows for Natural Light
The living room should always be the centerpiece of an apartment—a place that feels open, inviting, and easy to spend time in. When our team first walked into the Brandon House property, however, the entire room was dominated by an oversized, dark sofa. While it was a substantial piece of furniture, its scale was completely wrong for the room. It swallowed up the available floor space, disrupted the natural walking paths, and because of its deep, dark fabric, it seemed to absorb all the natural light coming through the windows.
We sat down with the landlord and explained that to attract the right tenants, the living room needed to breathe. We suggested moving away from bulky, low-slung furniture and replacing it with a curated selection of brighter, more contemporary pieces.
Instead of one massive block of furniture, we introduced a sleek, modern seating arrangement featuring lighter fabrics and clean, elegant lines. We chose furniture with raised legs, which is a simple but incredibly effective design trick: by allowing the flooring to be visible underneath the furniture, the eye perceives more open space. The change was remarkable. Without changing the walls or the lighting fixtures, the living room instantly felt twice its original size, flooded with natural light and warmth.
The Bedroom: Restoring Balance and Breathing Room
A similar issue was playing out in the bedroom. A bedroom should feel like a sanctuary—a calm, uncluttered space to unwind. Instead, this room was entirely overwhelmed by a monolithic bed frame. It was so large that it took up almost the entire footprint of the bedroom, leaving barely enough comfortably walk around the sides. It felt restrictive rather than relaxing.
Our solution was to replace it with a modern, lightweight bed frame that prioritised a minimalist aesthetic. We selected a design with a much slimmer profile and a soft, neutral headboard that blended seamlessly into the room rather than fighting against it.
The impact of this single change cannot be overstated. By reducing the physical and visual bulk of the bed, we instantly reclaimed the bedroom’s floor space. The room suddenly looked significantly larger, the walls felt further apart, and the entire space felt re-energised. It went from a room that felt crowded to a genuine master bedroom with a sense of quiet luxury.
Why Good Design is a Business Decision
For landlords and property investors, interior design is never just about aesthetics—it is a direct investment in the property’s market value. When potential residents walk into a viewing, they make up their minds within the first few seconds. If a space feels dark, cramped, or difficult to navigate, it immediately lowers the perceived value of the home.
By advising our client to part with the heavy, outdated furniture and invest in pieces that celebrate light and scale, we didn’t just redecorate an apartment; we unlocked its true market potential. The Brandon House project is a perfect example of how strategic styling can elevate a property, turning a compromised layout into a bright, spacious, and beautiful home tailored for modern city living.
